Older homes are full of character and charm. However, with age, comes different responsibilities in home-ownership. Berkshire Hathaway HomeServices Trusted Advisor Philip Hooper appreciates the architectural style and history of older homes, and has suggestions on how to shop for an older home if that’s your style.
Older homes have always been popular, but, Philip says it seems like they are even more so these days. "I believe it's largely due to two things- style and quality. When we say style, we refer to architectural style- Victorian homes, Tudor style homes, Craftsman and Colonial homes. They are have withstood the test of time.”
Hooper also adds that the quality of older homes is different. “When those homes were built, the materials used were a quality that's almost impossible to get today in a newer home. You really get value in older homes you might not always appreciate when you're comparing old and new homes.”
If you’re considering settling into a more established neighborhood, Hooper recommends exploring different pockets of communities. "Whether it 's 9th Street in Lafayette, Lockerbie or Woodruff place in Indy or the Riverside Historic District in Evansville, go for a walk, go for a bike ride. Really get familiar with that neighborhood.
Hooper also recommends a bit of research. “Go to the library and get some books. If there's a certain type of older home you're interested in, you can learn more about it. Older houses have a lot of stories to tell. Doing a little research makes you a better- informed consumer and also helps you work better with your real estate broker."
While older homes boast character, some buyers have reservations because of the maintenance and older home has. Hooper suggests talking with your neighbors for referrals. "It can actually be easier to find a good contractor. If you're in an older home, you're likely in a neighborhood of old homes. Your neighbors are really going to be a good referral network for contactors to use and/or avoid."
